New BMW Assembly Plant Paying Dividends in Local LeasingMarket

When Tier 1 BMW supplier, Borgers USA, leased a 30,000-square-foot building in Spartanburg this past January, it was the first of several leases expected to be signed in the Upstate market directly related to the start of production of the all-new BMW X4.&nbsp; The global car maker previously announced plans to invest $1 billion to increase production capacity from 300,000 to 450,000 vehicles per year at its Greer manufacturing plant and produce the X7, a new, larger SUV to compete with the Cadillac Escalade and Mercedes GL Class.<br />

The expansion will push the plant’s workforce to about 8,000. One study showed that for every job created at the BMW plant, an additional three jobs are created elsewhere in South Carolina through the economic multiplier effect.<br />

The new facility for Borgers USA is located at 225 Commerce Court in the 290 Commerce Park in Duncan, S.C.&nbsp; As part of a complete renovation, planned upgrades for the property include new exterior metal panels, a new standing-seam metal roof system, new docks and drive-in doors, new T-5 high-bay lighting, heavy power upgrades, epoxy coated floors, and 1800 SF of new office area.<br />

One major deciding factor for Borgers selecting this building was its onsite expansion capabilities of more than 60,000 square feet.&nbsp;&nbsp; Renovations are expected to be completed by May 2014 at which time, Borgers will take occupancy.&nbsp; <br />

Adam Padgett and Bobby Lyons with Lyons Industrial Properties brokered the January 2014 deal and are the developers.&nbsp; Lyons Industrial is also handling the construction management of the $500,000 in renovations being made to the facility.<br />
